Property Management

At Paradise & Associates we know that your home is one of your greatest assets. It is for this reason that every Paradise managed association is handled as if it were our own. Full service association management is just that - "full service." We assist in all aspects of the running of your association. Below is an abbreviated list of some of our outstanding services that you can expect when you engage our services.

Property Inspections. Paradise & Associates will perform thorough inspections of all aspects of your common areas, both interior and exterior, on a regular and consistent basis to help identify any maintenance needs, structural and safety issues. From these reports we will provide the Board of Directors with recommendations, prioritizations and proposals to develop and implement a repair/replacement and improvement program along with a plan of action for their approval.

Maintenance Services.Once the Board has authorized work to be completed Paradise & Associates will respond promptly and efficiently. It is the responsibility of Paradise to coordinate, oversee and ensure that all maintenance of common areas is done in a timely manner. Our goal is to "do it right the first time". In addition, Paradise offers 24 hour emergency services to all of our homeowner associations.

Contract Bidding/Capital Improvement Projects.  At Paradise & Associates one of our highest priorities is increasing the value of your property by maintaining your physical assets. It is our responsibility to recommend, review and supervise all capital improvement projects. On all projects that require contracts we will prepare specifications, solicit competitive bids, check references and assist the Board of Directors in making the best decision possible for your property.

Vendor Administration. At Paradise & Associates we realize that once a contract has been negotiated and signed the work really begins.  Our association managers will supervise all service providers and vendors to ensure the work is being performed to specifications. Once the work is complete our staff will review all billing for accuracy prior to payment.
